A $133 million Florida compound is the highest-priced sale so far this year

Coastal Florida takes the cake for the most expensive home sale of 2025 so far, with a beachfront compound in Naples going for $133 million. It’s followed by two Los Angeles estates, each fetching $110 million. Every home on this year’s top 10 list has sold for $60 million or more; Florida and California dominated the list. The Sunshine State and the Golden State have long been ultra-luxury hotspots.

In total, Los Angeles and coastal Florida account for seven of the ten most expensive sales this year. An oceanfront estate in Hawaii, a massive Bay Area property, and a Manhattan duplex round out the list.

We also took a look at the most expensive home sales of September.

September’s highest-priced sale was the Green Gables estate in the Bay Area, which went for $85 million and consisted of seven houses on 74 acres. It was followed by an Aspen, CO property that sold for $58.3 million. Rounding out the top three was a multi-property sale that contained an estate previously owned by Ellen DeGeneres and Portia de Rossi, which brought in $55 million total.

329 Albion Ave., Woodside, CA 94062: Sold for $85 million
210 S. West End St., Aspen, CO 81611: Sold for $58.3 million

344 Beaver Dam Rd., Vail, CO 81657: Sold for $32.2 million
33 Lily Pond Ln., East Hampton, NY 11937: Sold for $31.5 million

Four of last month’s most expensive home sales were in California, three were in Colorado ski towns, and the rest were in New York and Florida. All of them sold for more than $30 million.

In a market defined by economic uncertainty, limited affordability, and record wealth concentration, luxury homes are still selling quickly — even as many buyers sit out.
